A peeling garage floor coating is frustrating because the failure often starts below the surface. A coating needs clean, sound, properly profiled concrete and compatible layers to bond well. When one part of that foundation is missing, the finish may lift, chip, or peel in traffic areas, along edges, or around tire zones.
Insufficient concrete preparation
Concrete is not automatically ready to coat. Smooth or weak surface material, dust, old paint, sealers, and curing compounds can prevent a reliable bond. Mechanical preparation creates a profile and exposes sound concrete. Simply cleaning a slab does not always remove what is affecting adhesion.
Oil, tire residue, and contaminants
Garages collect automotive fluids, road grime, waxes, cleaners, and tire residue. Some materials stay near the surface while others can penetrate porous concrete. If contamination is not identified and treated correctly, it can interfere with the coating at the bond line.
Moisture below or on the slab
Concrete can appear dry while moisture is moving through it. Water from the exterior, recurring snowmelt, drainage issues, or conditions below the slab can affect a coating system. Moisture testing and observation of damp spots or mineral deposits help determine whether the floor is ready for coating.
Incompatible or poorly timed layers
Floor coatings are systems, not isolated products. Primer, build layers, decorative broadcast, and topcoat must be compatible and applied within their specified windows. Temperature, humidity, material mixing, and cure timing all affect the installation process.
Wear can reveal an earlier bond problem
Hot tires, abrasion from grit, dragging heavy items, and repeated snowmelt may expose a weak bond, but they are not always the original cause. Look at where and how the coating is peeling to help identify whether preparation, moisture, contamination, or an old product layer is involved.

- Do not coat directly over loose material.
- Identify the affected areas and any moisture signs.
- Assess old layers, concrete condition, and contaminants.
- Remove failing material and prepare sound concrete.
- Select a compatible system for the room and use.
